You listed with confidence. Maybe you had a couple of early viewings. A little bit of interest. And then, gradually, things went quiet. The phone stopped ringing. The feedback stopped coming. And now you're checking Rightmove every morning wondering what's gone wrong with a property you love and genuinely believe in.
Here's what we'd want you to hear: it's almost certainly not the property.
Across Congleton, Macclesfield, Sandbach, Knutsford and the wider Cheshire area, we see this pattern all the time. Good homes in good locations that simply aren't moving. And in the vast majority of cases, when we dig into why, it comes down to one of three things that have nothing to do with the bricks and mortar.
The Three Things That Actually Stop Homes From Selling in Cheshire
1. The price is working against you, not for you
Most sellers think about price from the perspective of what they need or want to achieve. That's natural. But buyers on Rightmove aren't browsing freely. They're searching in bands. £200,000 to £250,000. £250,000 to £300,000. £300,000 to £350,000. Those are the filters they use, and the platform is built around them.
What this means in practice is that a property listed at £302,000 might be almost invisible to buyers searching up to £300,000, even though the gap is tiny. Meanwhile, pricing at £299,995 puts you in front of every buyer searching up to £300,000 across Congleton, Macclesfield, Sandbach and beyond.
We've seen properties sit on the market for months, get repriced by a few thousand pounds into the right band, and receive multiple viewings within a week. The property hadn't changed. The positioning had.
This is why we spend real time on pricing strategy before we go to market. Not just looking at what similar homes in CW12 have sold for, but understanding where your property sits in relation to the search bands that buyers are actually using.
2. The marketing isn't doing the property justice
You've probably looked at other listings on Rightmove and thought some of them look terrible. Dark rooms. Odd angles. No floor plan. A description that reads like it was written in five minutes and edited in three.
The uncomfortable truth is that some of those listings might be your own, or something close to it.
Buyers in Cheshire, like buyers everywhere, make snap decisions online. They're scrolling through dozens of properties, and the ones that stop them are the ones that look genuinely good. Professional photography changes the way a property feels in a listing. A proper floor plan gives buyers confidence before they even enquire. A video walkthrough turns a listing into something that feels real. And a featured or premium placement on Rightmove keeps your property visible for longer and to more people.
At Luxury Hub, this is what we call our Gold marketing package, and every single property we take on across Congleton, Macclesfield, Crewe and the wider Cheshire area gets it as standard. Not as an optional extra. Not as something you have to ask for. Just part of how we do things, because we've seen what it does to results.
3. Your agent has quietly moved on
This is the hardest one to say and probably the most important.
When a property doesn't sell quickly, the easy thing for an agent to do is focus their energy on newer instructions. The ones where the momentum is fresh and the sellers are still excited. Your listing slides down the priority list. The updates become less frequent. The proactive conversations stop happening. And you're left feeling like you're chasing rather than being looked after.
It's more common than the industry would like to admit. And if any of that sounds familiar, it might be time for a change.
What We'd Do Differently
We won't just take your property, change the photos and re-list it. That's not a strategy. What we do is go back to the beginning.
We look at the pricing again, properly, against current Rightmove data and search behaviour. We look at the marketing and produce everything from scratch if we need to. We look at who the right buyer is for your property and whether we're reaching them, because sometimes the right buyer for a home in Congleton or Knutsford isn't someone browsing Rightmove at all. They're an investor, or someone relocating from outside the region, or an international buyer looking for a Cheshire commuter property. We have access to all of those audiences through our wider network.
Our team brings over 100 years of combined senior estate agency experience. We've been through different markets, different challenges, different types of instruction. And we're honest with our sellers throughout. If something isn't working, we'll tell you and we'll tell you why. You'll never be left guessing.
You've Got Options on How You Sell Too
Not everyone wants the same thing from a sale, and we think that should be reflected in how you're offered to sell.
If getting the best price is the priority, our open market route is built around intelligent pricing, strong marketing and expert negotiation to make sure you achieve what your home is worth.
If speed matters more right now, maybe you've got a purchase lined up or a deadline to meet, our fast sales service gives you a fixed completion timeline with no seller fees to worry about.
And if you need absolute certainty quickly, our cash sale option gives you a confirmed cash offer within five days with every fee covered, including your solicitors.
We'll help you work out which one fits your situation, honestly, not based on what works best for us.
If you'd like us to take a look at your current listing and give you an honest, no-pressure second opinion on what we'd do differently. Get in touch with our branch manager paul.l@luxuryhub.co.uk for a no obligation chat and coffee.
