Switching estate agent feels like a big deal. It shouldn't, but it does. There's the awkwardness of ending a relationship with someone you've been working with. There's the worry that starting again will waste more time rather than save it. And there's often a quiet voice in the background wondering whether changing agent will actually make any difference at all.We hear this from sellers and landlords across Congleton, Macclesfield, Sandbach, Knutsford and the wider Cheshire area on a fairly regular basis. When Is It Actually Time to Switch?
There isn't a fixed rule, but there are signs. If your property has been on the market for more than eight weeks without a realistic offer, that's worth examining. If you're getting viewings but no follow-through, that's a negotiation and qualification problem. If you're getting no viewings at all, that's a pricing, marketing or visibility problem. If your agent has stopped calling you proactively, stopped updating you after viewings, or started responding slowly to your messages, that's a service problem.
Any one of these things on its own might be a blip. All of them together, or one of them persisting for weeks without a credible explanation, is a pattern. And patterns in property rarely fix themselves without a change.
Check Your Contract Before You Do Anything
Before you do anything else, read your estate agency contract. Most estate agents in Congleton and across Cheshire operate on a sole agency basis with a minimum tie-in period, typically somewhere between 8 and 16 weeks. During that period you may not be able to instruct another agent without paying fees to both.
Look for the break clause. Once your tie-in period has passed, you're usually free to give notice and switch. The notice period is commonly one to four weeks depending on the agreement. You don't need to give a reason. You just need to give it in writing.

Once your notice period with your current agent has ended, you instruct a new agent, provide access for photography and floor plan measuring, and the new listing goes live. The practical process takes a few days, not weeks.
The more significant change is strategic. A new agent isn't just a new logo on the listing. What you actually need is a fresh assessment of the pricing, a completely new marketing approach and a different conversation with the market. If the same property goes back onto Rightmove at the same price with similar photos and a similar description, you'll get similar results. The agent change alone doesn't fix anything.
This is why we don't just re-list. We look at the pricing against current Rightmove search band data. We produce new photography, video and floor plans. Will Switching Reset My Rightmove Listing?
Yes, and this matters more than people realise. When a property is listed with a new agent, it gets a new listing on Rightmove. That means the days-on-market counter resets. Buyers won't see that it's been sitting there for four months. It appears fresh, and fresh listings consistently receive more enquiries than ones that have visibly been on the market for a long time. A stale listing has a psychological effect on buyers even when the property itself is perfectly good.
This is one of the most tangible practical benefits of switching, and it's worth factoring into your thinking when you're weighing up the decision.
What About Landlords Who Want to Switch Managing Agent?
Everything above applies to landlords too, with some additional considerations.
Switching managing agent mid-tenancy is possible, and in many cases it's the right thing to do. If your current agent is slow to respond to maintenance issues, failing to chase rent properly, not keeping you informed or simply not managing the compliance requirements that now apply under the Renters Rights Act 2025, those are legitimate reasons to look elsewhere.
The process involves formally terminating your management agreement with your current agent and serving the appropriate notice. You'll need to make sure all the tenant's contact details, deposit registration information, compliance certificates and tenancy documentation are transferred across properly. Can I switch while I'm already under offer? If you're under offer, it usually makes sense to see that through rather than switch. If the sale falls through, that's a natural point to reassess your agent relationship.
What if I've had no viewings at all? That almost always means a pricing or marketing problem, sometimes both. We'd want to see your current listing and give you a direct view on what we think is causing it before recommending a course of action.
